Question:
Buyer asks, "I need to know what the interest rates are so I can figure out how much I can afford?"
First Answer: Agent 1
You say, "I really would like to help you, but interest rates change all the time. Can I refer to you a Mortgage Rep? That way we can get the pre-approval letter we need to get you started."
Another answer: Agent 2
I can't be sure of course, it could go higher or lower. We can easily get you what you need after we look around first.
Floor Call comes in: Agent 1
Customer says, "Is so and so in?" You say "no, I'm sorry they are out today." They say, "well I was referred to call them. You chime in, "I can help you if you would like. They're not here with you and I can work with you if you would like. What are you looking for?"
Same Floor call with another answer: Agent 2
2. Same questions and you say, "I don't think that person is in, but I would be more than happy to see if we can get them on their cell phone." No answer and you come back and say, "I wasn't able to reach them, would you like me to send you to their voice message system?"
Open House Scenario: Agent 1
1. You're at an open house and someone comes in and says I am working with another realtor. You say, "Great! Could you please give me their card or write their name for me. If you don't have their name have them call me and I will make sure they are protected.
Another Open House Scenario: Agent 2
2. Okay, but did you know if you like this house, my Seller is paying an incentive to the Buyer. I know we can work out the price a bit if you go through me. What's the harm in that, and it's a win win for both of us. They say, "Can I do that?" You say, "Of course, no one owns a Buyer unless you signed an agreement with them. Did you do that? No, then we have nothing to worry about.

Be who you know you're suppose to be and stay fair with others. You will always be the one who is looked up to more, and you will be appreciated by all people.
See where some of this is going. Sometimes we need to not be so ready to assist someone else's customer or give a ready made answer just to make ourselves look good. You could become a know nothing.
