Be A Fly On The Wall!

In Real Estate we need to be level headed but sometimes things go very fast paced. You have to be right on the mark, so people will feel comfortable with you, and know you can make things happen for them.


Eg: Here's the scenario....

Buyer wants to purchase a $240,000 Townhouse and comes in at 218,500 with their Realtor. Offer gets presented and the Seller counters at full price.We talk to them about coming back with a counter but they insist the place is worth full price. They counter at $240,000. The one Buyer proceeds to tell us that he hired us to get them more money. Well, we will do our best and move on back to the other Realtor to try to make this happen.

Buyer comes back at $228,000 in the hopes the Seller will take it. We present the offer and in the interim another one comes in for $227,000. Offer submitted and countered by Seller again at $240,000. Boy would I like to be the fly on the wall while the Buyers are trying to decide on a counter price and the Sellers are pacing the floor hoping they will take their countered price.

We called to let the Realtors for the 2 Buyers that the Seller really wants full price.

Called both Realtors about the Buyers and both offers are coming in at full price we are told. Oh no, what to do, what to do. We call the Seller and tell him he is going to be so mad with us about the prices we are getting back. He probably thought we meant they didn't come up. NOT! We tell him we are coming to their place to go over both of them. What a day, huh? We arrive and present both offers and the Sellers are in disbelief. You never know what can happen in this market especially when there is money in the wings for the Buyer to get back. With this $8,000 credit to first home Buyers anything is possible. Both want this place but only one can buy it.


Who gets it? Well, One of the Buyers obviously did. Sellers and Buyers are both happy. As we do this contract we will see how long everybody remains happy. It could be I may be wishing to be a fly on the wall again to see what's happening with these Buyers and Sellers.
